SC Bodner Company is seeking a Maintenance Supervisor to join our team at Arden Pines, a ± 250-unit, Class-A multifamily community currently under construction with an anticipated opening date of Fall, 2025. We are looking for a knowledgeable candidate with a strong work ethic to manage the routine and preventative maintenance of the community grounds, buildings, equipment, and tools.
DUTIES & RESPONSIBILITIES
· Troubleshoots and performs maintenance and/or repair the following daily: Electrical | Plumbing | Heating, Ventilation, and Air Conditioning | Tile, Carpet, and Flooring | Roofing, gutters, and fasteners | Ceiling and Exhaust Fans | Interior and exterior lights | Smoke alarms | Appliances | Interior and exterior structures (stairs, gates, fences, railings, walls, doors, windows, cabinets, shutters, garages, patios, etc.) | Door locks (installation and repair); makes keys | Boiler, gas and electric| Water systems | Security systems | Pools, and pool furniture | Gas grills and fire pits | Ponds
· Supervise, direct and delegate general maintenance tasks to subordinates.
· Support and enforce company policies, procedures, and safety programs.
· Maintain and protect all aspects of the property ensure a safe environment.
· Perform minor, routine, and complex maintenance tasks on property, equipment, and tools, as required.
· Ensure all resident work orders are completed accurately and timely.
· Maintain cleanliness and order on property including debris and snow removal from sidewalks and pathways.
· Actively monitor the property and quickly identify and remedy unsafe or unsightly conditions.
· Maintain and procure an inventory of materials, supplies, and/or parts within the property’s budget.
· Identify and establish a property preventative maintenance program.
· Identify and support training and development initiatives for subordinates.
· Promote teamwork, trust, and harmony between employees.
· Conduct regular meetings with maintenance staff with instruction on expectations and proper safety procedures.
· Maintain, communicate, and enforce required OSHA standards (i.e., MSDS, Hazard Communication, Hazard Assessment, Fire Safety).
· Ensure property is operating in accordance with EPA and OSHA laws and regulations at all times.
· Stays in close communication with Community Manager keeping them informed of property maintenance progress, concerns, and solutions.
· Ensure all make-ready repairs and services are completed correctly and in a timely manner.
· Assist and/or performs tasks required to maintain the community grounds in a neat and orderly manner.
· Assist in removing and properly discarding debris and litter on grounds.
· Assist and/or perform minor interior and exterior painting.
· Understanding of household appliance diagnostics and repairs.
· Identify all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
· Coordinate the maintenance staff on-call schedule for after-hours emergency requests and perform on-call duties as required.
· Assist and/or perform in moving heavy furniture and equipment as required.
· Properly dispose of hazardous materials in accordance with local, state, and federal laws.
· Maintain positive attitude and appearance to ensure trustworthy and respected resident relationships.
· Perform other duties as assigned.
INDUSTRY KNOWLEDGE, SKILLS & ABILITIES
· HVAC certified.
· CPO certified.
· Multifamily experience preferred.
· Knowledge of all phases of property management maintenance
· Ability to effectively direct, supervise, organize, and plan the work of subordinates.
· Knowledge of local, state, and federal laws as they apply to property maintenance.
· Knowledge and skill in the use of maintenance-related tools and equipment.
· Basic mathematical skills.
· Effective written and verbal communication skills.
· Ability to interact and work with a variety of individuals.
· Flexibility to work a varied schedule, including weekends and “on call” hours.
· Must have and maintain a valid Driver’s License.

- Writing/Typing: Document maintenance service/repairs/inventory, requisition requests, required maintenance reports

Precautions taken to ensure proper lifting and carrying procedures is the individual’s responsibility. Incumbent is encouraged to wear a proper back support belt while performing back strenuous duties.
VISION REQUIREMENTS
Constant need (66-100% of the time): document and complete forms, read and review manuals, operating procedures, cautionary labels, and reports; respond to written instruction from staff and residents. Constant need to see small detail when performing maintenance duties. Must have the ability to distinguish between colors to effectively work with and/or to repair electrical and other color-coded wiring. Frequent need (33-66% of the time) to see things clearly beyond arm’s reach: observe problems and oversees subordinates throughout the property.
HEARING REQUIREMENTS
Constant need (66-100% of the time): communicate over telephone and in person with residents, maintenance and office staff, customers, and vendors. Must use listening skills to diagnose needed repairs, etc.
SPEAKING REQUIREMENTS
Constant need (66-100% of the time): to verbally communicate over telephone and in person with residents, maintenance and office staff, customers, and vendors.
DRIVING REQUIREMENTS
Frequent need (33-66% of the time): utilize personal transportation to travel to the office, responsible properties while on duty and on-call, and to building and hardware stores to pick up materials/parts. Must have a valid driver’s license and acceptable automobile insurance.
WORK ENVIRONMENT
- Indoors: Constant (66-100% of the time). Outdoors: Frequent (33% to 66% of the time): all conditions, often for extended periods of time. Exposure: Occasional (1% to 33% of the time): paint fumes, solvents, caustics, adhesives, oils, flammables, pesticides, etc.
