LEASING SPECIALIST

RESPONSIBILITIES:

The successful candidate will be responsible for all activities that are customary as a Leasing Specialist in the property management industry.  Excellent customer service and sales skills are essential requirements.  We are seeking a highly motivated, entrepreneurial-minded individual that wishes to accelerate his/her career path.  Career advancement may present itself quickly as many new luxury apartment communities are currently under development throughout the nation.  The successful candidate may have the unique ability to live in various cities across the such as Savannah, GA, Macon, GA, Mobile, AL, and Oklahoma City, OK.

KEY RESPONSIBILITIES:     

  •  Greets prospective residents; determines needs and preferences and presents the property, outlining features and benefits in a professional manner.
  • Maintains positive customer relations/service attitude towards prospective new residents, current residents, vendor/suppliers, etc. 
  • Conducts daily inspections of models and “market-ready” vacancies: resolves maintenance issues.
  • Initiates and completes guest information and record in property management software, AMSI.
  • Initiates lease applications, assists with application verification, and notifies prospective residents of results in a timely manner.
  • Completes all lease paperwork and explanation to resident.
  • Accepts rents and posts deposits.
  • Maintains awareness of local market conditions and trends. 
  • Completes monthly market surveys and contributes creative ideas to Property Manager for marketing property and improving resident satisfaction.
  • Physically inspects property when on grounds, picks up litter, and reports any service needs to maintenance staff; ensures completion of requests.
  • Assists Property Manager or Assistant Property Manager with preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc.).
  • Performs routine general office duties (ordering office supplies, filing, typing, maintenance request follow up, etc.).
  • Performs additional duties as assigned

QUALIFICATIONS: 

  •  Multi-family leasing experience preferred.
  • Highly motivated and results oriented professional who enjoys a challenge.
  • Excellent written and verbal communication skills.
  • Ability to juggle multiple tasks and responsibilities.
  • Extremely well organized, detail-oriented, efficient and reliable.
  • Computer literate; Microsoft Office (including Word, Excel, Publisher, etc.), Outlook, AMSI.
  • Enjoys travel.

WORK HOURS:  40 hours per workweek.  Employee will be required to work a flexible workweek, including weekends.  Some part time positions are available.  In this case, benefits may vary.

COMPENSATION AND BENEFITS:  Compensation will be customized for the successful candidate based upon credentials and previous experience and will include benefits.

MAINTENANCE TECHNICIAN

Principal Objective of the Position:

The incumbent maintains and protects all aspects of the property to ensure a safe environment.  Identifies and corrects problems as required.  The person in this position will perform minor, routine, and complex maintenance on property and equipment as required or requested by the Maintenance Supervisor or Property Manager.  As a representative of this company you will comply with all safety programs and procedures as well as adhere to all federal, state, and local laws and regulations as they relate to property maintenance.  Timeliness, efficiency & superior customer service are critical to this industry.  Maintain cleanliness and order on all assignments.  Perform inventory as required.  Procure supplies and/or parts as needed or directed by a supervisor.  The ability to perform other duties as assigned by the maintenance supervisor, property manager or corporate officer.

Requirements:

Training/Education

·         High School Diploma or equivalent

·         Valid Driver’s License

·         Certifications desired but not required

Experience/Skills

·         Three years progressive maintenance/repair of HVAC, mechanical, electrical, plumbing and grounds maintenance in multi-family or commercial property

·         Good oral and written communication skills

·         Math proficiency sufficient to assist in budget preparation, expense monitoring and other maintenance needs

·         Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations

Special Requirements

·         Ability to lift up to 100 pounds

·         Ability to operate a two-axle motor vehicle

·         Ability to maintain 24-hour, on-call status

·         Ability to operate all necessary tools/equipment to perform the essential functions of the position

·         Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards

·         Ability to perform a variety of duties in all types of weather

Essential Functions:

·         Performs routine and preventative maintenance on property (ies), equipment, and tools.

·         Physically inspects, identifies, and corrects unsafe conditions in and around property (ies).

·         Removes and properly discards debris and litter on grounds.

·         Troubleshoots and performs maintenance and/or repair the following on a daily basis:

*                    Electrical

*                    Plumbing

*                    Heating, Ventilation, and Air Conditioning

*                    Tile, Carpet, and Flooring

*                    Roofing, gutters, and fasteners

*                    Fireplaces

*                    Ceiling fixtures (ceiling and exhaust fans)

*                    Interior and exterior lights

*                    Smoke alarms

*                    Appliances

*                    Interior and exterior structures (stairs, gates, fences, railings, walls, doors, windows, cabinets, shutters, garages, patios, etc.)

*                    Door locks (installation and repair); makes keys

*                    Boiler, gas and electric

*                    Water systems

*                    Security systems

*                    Pools, Jacuzzis, and pool furniture

·         Performs make-ready duties.

·         Maintains grounds in a neat and orderly manner (landscaping, laundry rooms, refuse areas)

·         Maintains an adequate inventory of materials and parts; procures items as needed.

·         Performs minor interior and exterior painting.

·         Complies with safety programs, policies, and procedures as they relate to property maintenance.

·         Adheres to all federal, state, and local laws and regulations as they relate to property maintenance.

·         Maintains accurate and complete maintenance service and repair orders

·         Maintains awareness of utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.

·         Coordinates and responds to on-call requests

·         Moves furniture and equipment as necessary/required.

·         Properly disposes of hazardous materials in accordance with local, state, and federal laws.

·         Maintains positive resident, customer relations/service attitude

·         Performs additional duties as assigned.

Dress Code: Appropriate attire, including safety equipment, as designated by supervisor

The Maintenance Technician will regularly communicate with all necessary SC Bodner Company, Inc. employees, outside vendors and other individuals as deemed necessary to fulfill the responsibilities of the position.
